Recently moved into Lamba Floors Rohini, possession March mein hua tha. Finishing issues kaafi hain, especially plaster cracks. Builder support toh zero hai, calls uthate hi nahi. Angels Luxurious Residency waalon ka experience kaisa hai? Unki post-possession maintenance charges kya hain? Meri toh ₹5000+ aa rahi hai, seems too much.

Zero builder support is the norm these days. They just want to sell and move on. So frustrating!
Market mein abhi bahut builders aise kar rahe hain. Post-possession support is the first thing they cut corners on. With current interest rates and property prices in Delhi, especially areas like Rohini, buyers are already stretched. To then face these issues and high maintenance is just unfair. RERA should really step in more effectively.
Yaar, New Lamba Real Estate ka track record Rohini mein always a bit shaky raha hai. My cousin booked a flat with them near Aram Bagh years ago, and possession was delayed by almost a year. Finishings were average at best. For Angels Luxurious Residency, I heard their maintenance charges are around ₹3500-₹4000, but that was a few months back. Can anyone confirm current Angels maintenance?

Exactly! Maintenance charges are okay if you're getting value. But if it's just for basic upkeep and you're still fixing builder's mistakes, that's not right. Before buying, always check the RERA documents for the maintenance contract details. Sometimes these builders hide clauses about initial high charges or a sudden jump after a year. It's a common trap for first-time buyers.
I have a friend who lives in Angels Luxurious Residency. Unki maintenance around ₹4200 aati hai, all inclusive. But unko facilities bhi achhi milti hain, like proper security, power backup, and gym. Lamba Floors ki ₹5000+ seems very high if the finishing itself is bad and support is zero.
₹5000+ for maintenance is definitely high for a new project. Builder toh loot rahe hain.
Oh no, this sounds exactly like my fear! I'm considering Lamba Floors too, but this makes me so nervous. My friend bought in Anand Vihar and had similar issues with a different builder, they literally had to hire their own contractors for repairs. Is this common with New Lamba Real Estate? I heard their project in Alaknanda also had some finishing issues initially. What about the structural quality? Plaster cracks are one thing, but stability?
Totally agree with your point about builder support! Builder support is non-existent. Once money is paid, you're on your own. It's a nightmare.
Haan bhai, stability ka issue toh nahi but finishing definitely. My uncle bought a New Lamba property in Ansal Villas and had similar plaster crack problems. They just used cheap materials for the final finish. And yes, New Lamba is notorious for this. You really have to get an independent inspection before taking possession.
