80 villages are about to be transformed near Noida! Land acquisition is kicking off for the Dadri-Noida-Ghaziabad Investment Region (DNGIR) – New Noida, as they are calling it. Noida Authority is planning a mix of ways to get the land, so *seedhi baat*, it sounds like things are moving ahead. This massive project is planned in phases all the way to 2041! Can you imagine what that area will look like in just a few years? It's supposed to become a huge industrial and residential hub. For those looking to invest or buy, this could be a game-changer. *Sochiye zaroor*! Has anyone been following this closely or have any insights on the ground? I'm curious to hear what you all think.

Let's see how the land acquisition goes first. That's the biggest hurdle. If they can clear that quickly, then maybe we'll see some action sooner rather than later. Otherwise, *bhool jao* for now.
Is there any RERA registration number available for any projects in this area? Need to check the builder's credentials before even considering it.
RERA registration will only come once the projects are actually launched, I think. Too early for that.

My cousin invested in a farmhouse near Jewar airport. He's already seeing good returns. Maybe this New Noida will be similar.

Sector 150 ka avg rate 7k/sqft hai abhi. Expect New Noida to be around 4-5k initially, maybe less. But that's just a guess.
I'm more interested in the commercial aspect. Will there be good office spaces and retail options? That's what will drive the real estate value.

Too early to say, yaar. Depends on the sector, the developer, and the type of property. But expect it to be cheaper than current Noida rates, at least initially.
