But resale value utni nahi mil rahi jitni expect ki thi. Koi bata sakta hai yahan ka actual appreciation kitna raha hai since launch? Aur Land Craft ka delivery track record baaki projects mein kaisa hai? Lag raha hai exit strategy mushkil ho sakti hai. Kisi aur ne yeh issue face kiya hai?

Plots are always tricky for quick appreciation, especially if it's not a prime residential area with immediate development around it. Land Craft Golf Links, as the name suggests, was more of a niche offering. Total 350 units bhi hain, toh ek limit tak hi demand badhti hai. Agar aapne long-term ke liye liya hai, then maybe hold on. Otherwise, exit strategy will definitely be difficult without a significant discount.
RERA number toh theek hai, UPRERAPRJ5633. But 350 units hain total, toh supply bhi kaafi hai. Initial launch price kya tha, kisi ko yaad hai? Maybe the current price range of ₹79 L – ₹2.7 Cr already includes most of the appreciation?

Abhay Khand mein properties kaafi upar gayi hain, but Golf Links ka location thoda different hai.

Totally agree with the original post. Meri ek relative ne bhi wahan plot liya tha, same situation. Unko laga tha Ghaziabad mein ekdum boom aayega, especially near NH-24. But Land Craft ka naam utna strong nahi raha market mein baaki established builders ki tarah. Delivery track record toh theek tha, but appreciation ka issue hai.
Bhai, you're not alone. Humne bhi yahi socha tha ki completed project matlab safe bet. But 2012 ka possession hai, itna time ho gaya, aur prices utne upar nahi gaye. Around Achchheja area mein toh kaafi naye projects aa gaye hain, woh competition bhi hai.
