Landlord hiked rent, time to buy
Landlord just hiked rent again, I'm done with this renting drama. Max Estate 361 is on my radar, but for ₹3.69 Cr se shuru, is it genuinely liveable ya sirf brand hype? Everyone glorifies the 'Max' name, but koi nahin bolta ki neighbourhood mein schools aur markets kitne practical hain. Daily convenience ka kya scene hai? Not sure if it's worth this premium over a slightly older, established society with better amenities. I think it's just another high-end project pushing brand over real value. Change my mind.

My main concern is also the daily convenience part. Max Estate is known for luxury, but are there actual good schools nearby for kids? Aur grocery stores, medical facilities? These are practical things, not just fancy clubhouses. Anyone has info on the immediate vicinity?
1096 units in one project? That's a massive number. Think about the traffic, schools, and overall infrastructure around it. Gurugram mein already itna congestion hai. Kya guarantee hai ki developer itne logon ke liye facilities develop karega properly?
I was also eyeing this one, but the RERA number GGM/1012/744/2025/115 dates it to 2025. Does that mean the RERA registration itself is for 2025, not the project launch? Thoda confusing hai, ya main galat samjh raha hu?
Yes, that RERA date is for the registration, not the project completion. It means they got permission to start selling in late 2025. Tabhi toh project upcoming hai.
Aap sahi samjh rahe ho. The RERA registration date is usually when they get the approval. The possession date is what matters for delivery. 2033 is the actual delivery year mentioned.
₹3.69 Cr for an UPCOMING project? Bhai, itna toh older, established societies mein bhi mil jaata hai with immediate possession. Plus, 2033 ka possession date, that's like waiting forever. Mera toh budget itna stretch ho jayega tab tak.
Haan, but Max ka naam hai, appreciation potential zyada hoga shayad? Ya phir sirf hope hai?
Sahi kaha. I was looking at something in Badshahpur, slightly older but ready to move, and prices were way more reasonable. At least you know what you're getting.
Exactly! 2033 is too far. Interest rates bhi tab tak pata nahi kahan jayenge. First-time buyers ke liye itna risk lena mushkil hai.

Bhai, brand hype toh har bade builder ka game hai. Ye log marketing mein itna paisa lagate hain ki asli value peeche reh jaati hai. My friend booked in another 'premium' project a few years back, possession date 2020 thi, abhi tak mila nahi hai. Max Estate 361 ka possession 2033 hai, bahut lamba wait hai. Soch lo itna lambe time ke liye paisa block karna worth it hai ya nahi.
Max Estate ka naam toh hai but 3.69 Cr is a huge amount for an upcoming project. Kya guarantee hai ki jo promise kar rahe hain, woh milega bhi? I heard similar things about a project near Airport Road (Gurgaon side).
Totally feel you on the rent hike. Meri bhi jaan nikal gayi hai.
