Coming back to carpet area efficiency, that's super important for me. Newer projects often feel cramped even if the super area is high. Assotech being an older project, does it offer better space utilization? And has anyone heard any recent updates on Anchal Silver Oak Tower's construction? Last I heard, it was moving at a snail's pace near Alistonia Estate.

You're spot on about carpet area! Older projects like Assotech often have a much better carpet area to super area ratio. Builders back then used to give more usable space. Newer projects compromise on that to show lower per sqft rates. As for Anchal, my cousin had inquired about it a year ago, and the possession dates were super vague. It's a common complaint with that builder, so don't expect timely delivery.
The biggest dilemma is really EMI vs Rent, right? Currently, interest rates are quite high, making EMIs a heavy burden. But then again, rent is dead money, and landlords are just increasing it every year. How are people managing the high EMIs these days, especially with current property prices in Noida being around ₹1.0 Cr – ₹1.2 Cr?

Exactly what U3 is saying! My friend booked a flat in Alpha I Greater Noida a few years back, and it's still not delivered. They keep giving new dates, and the quality has also suffered because of the rush. So if Anchal is under construction, be super careful and do deep due diligence on the builder.
