Is secondary market better for negotiating than directly with builders in Noida Extension? Fed up of renting yaar, finally thinking of buying in Noida Extension. My landlord raised rent again, so I'm done with that. Looking at Sector 55 mainly, for a 2BHK around ₹70-80L. But the new projects, like say Villa Vegas, their PLC aur floor-rise premium kaafi high lag raha hai. Not sure if it's worth the extra. Should I focus on secondary market deals instead? Wahan pe negotiation scope zyada milta hai kya, especially for an investor like me? Ya builder se hi direct bank-funded projects mein better payment terms milte hain? What's your experience, community? Which route makes more sense for maximizing deal value and minimizing total cost?
