Landmark Avana amenities: Usability vs. maintenance

Okay I'll be honest — I'm finding this upgrade confusing. Currently in a 2BHK, looking at 3BHKs like Landmark Avana. Is the price jump for those fancy clubhouses and green areas actually worth it? Do they just become ghost facilities with huge maintenance? What's the real ground reality for usability?
