posted on 19 MayLandmark Skyline's appreciation might be limited
Since last year I've been actively looking at investment properties in Pune from Dubai. Landmark Skyline caught my eye, priced around ₹70-73L. What's the real capital appreciation like for this project since its launch? I can't visit, so I'm keen to know about their delivery track record and actual under-construction risk. Is the long-term ROI solid, considering I'll need a property manager?

Dekho, every investment has risk. While the RERA number (PR1260002502851) and the 6 units are concerning, sometimes smaller projects can get completed faster if the builder is focused. But the 2028-12-01 possession date is definitely a red flag, suggesting they might be slow. For someone buying remotely from Dubai, due diligence is key. Don't just rely on online info; maybe hire a local consultant to physically check the builder's other sites and talk to existing residents, even if it costs a bit. Long-term ROI depends a lot on timely delivery and quality, which seems uncertain here.
But location wise, isn't it good? Maybe that's why the price is a bit high. ₹70L for Pune seems standard now for good areas. Just hoping for good appreciation.
This discussion is making me more nervous! The post mentioned under-construction risk. What's the official possession date for Landmark Skyline? And how likely is it that they'll actually stick to it, considering the small project size and the builder's reputation being discussed?
Haan, U6 is right, 2028 is a long wait, especially for an 'UPCOMING' project with only 6 units. The Pune market is already seeing some slowdown in appreciation for new projects, especially those not in prime locations like Amanora Park Town or Sinhagad Road. If you're an NRI and need a property manager, the ROI calculation becomes even trickier with such a long gestation period and potential delays. Better to look at ready-to-move options if possible.
Possession date is 2028-12-01. Bahut lambi date hai yaar. 2028 tak wait kaun karega for an 'UPCOMING' project!
Exactly! I was looking at their project too. What about their past projects? Has anyone actually gotten possession on time from this builder, especially for such a small unit count of 6? I'm worried about the under-construction risk.
Totally agree with U3. I checked their RERA (PR1260002502851) and the total units are just 6. Six units! That's super low. Makes me wonder about their financial stability to complete it. Is it even worth the risk for a first-time buyer from Dubai, needing a property manager later?
U2, you hit the nail on the head. My cousin booked a flat with them near Akurdi a few years back. The possession date was pushed twice, almost 2 years delay. He finally got it, but with so many compromises. For ₹70-73L, you expect more reliability, right? This 'UPCOMING' status for Landmark Skyline feels super risky, especially for someone buying from abroad.
Bhai, Landmark Skyline ka naam sunke hi darr lagta hai. Appreciation toh chhodho, time pe delivery ho jaaye wahi badi baat hai. ₹70-73L is a big amount to risk, especially for an 'UPCOMING' project.
