Laxmi Height – everyone talks about its capital appreciation, but what's the actual resale market like? I'm upgrading from my 2BHK and need real rental yield figures, not brochure promises. Is the premium justified for long-term ROI here? Change my mind if you think it's a solid investment.

I think it depends on your holding period. Agar 7-10 saal rok sakte ho, toh maybe it will pay off. But short-term, no, it's too risky for immediate gains. Near Alistonia Estate, things are moving slightly better, but Laxmi Height ki connectivity abhi bhi ek issue hai jo rental demand ko affect karti hai.
Dekho, appreciation hai, but mostly paper pe. Market rate around 5500-6000/sqft chal raha hai, which is decent for the location near the expressway compared to some other areas. But rental yield, that's the real question. Noida market mein abhi supply bahut hai, especially in areas like Ajayabpur, so rental yield might be lower than expected, maybe 2-3% max. It's not a clear win for rental income.
Exactly! Agar rental yield itna kam hai toh long-term ROI kaise banega? Sirf capital appreciation ke bharose toh risk hai.
5500-6000 is still high for first-timers like us with limited budget. Aur 2-3% rental yield toh bank FD se bhi kam hai. Is it even worth it then, considering the risk and delays?
Bhai, Laxmi Height mein mere ek friend ne book kiya tha 3 saal pehle. Abhi tak possession nahi mila, aur jab pucho toh har baar nayi date de dete hain. Rental yield toh door ki baat hai, investment stuck ho gaya hai. Seriously, it's a nightmare for first-time buyers.
U4, RERA pe abhi bhi 'Under Construction' hi dikha raha hai. Lekin ground pe progress bahut slow hai, builder bas bahane bana raha hai. Koi transparency nahi hai.
Oh no, this is what I fear the most. Builder delays are the absolute worst. My cousin faced the same issue with a project in Alpha I Greater Noida.
