Was supposed to decide by last month but I'm really stuck on LB Nagar for our 3BHK. Everyone talks about connectivity, but my wife's priority is safety for the kids. Is LB Nagar even safe for families after dark, especially near those inner lanes? And monsoon waterlogging is a huge worry. Are we just ignoring these problems? Disagree? Tell me why.

It's a classic dilemma, right? Connectivity vs. daily living concerns. LB Nagar is undoubtedly a hub, but you're right to prioritize family safety and comfort. My advice would be to visit the specific project/area multiple times, especially after sunset and during a heavy rain spell if possible. Talk to people living in that exact building or street. That's solid advice. Also, check the RERA status and any past complaints against the builder. Sometimes a good location gets spoiled by a shoddy builder. My friend almost got stuck in a project near Alwal because of this, thankfully backed out in time.
I think for a 3BHK, LB Nagar still offers better value for money compared to areas like Begumpet or even Attapur, considering the amenities. But yeah, the safety part is tricky. Maybe look at gated communities within LB Nagar? They usually have better security and drainage systems. What's your budget per sqft, if you don't mind sharing?
To answer the waterlogging question from earlier, yes, some new developments have better systems, but it's hit or miss. The municipality has done some work, but it's not uniform across the entire area. For safety, street lighting is improving, but inner lanes still need attention. It's a mixed bag, depends heavily on the exact pocket you choose.
Budget is around 6500-7000 per sqft for a good project. Gated communities do sound safer, but they often push us out of our budget range, especially for a 3BHK. Plus, even within gated communities, I've heard about some having drainage issues if the overall area topography is bad. It's a tough call, balancing cost and peace of mind.
Waterlogging is a HUGE issue. We almost booked a flat in a project near Nagole (which is close to LB Nagar) two years ago. Builder promised proper drainage, but during heavy rains, the approach road was completely submerged. My friend, who lives closer to the main LB Nagar junction, also faces issues every monsoon. It's not just inner lanes, even main roads get choked. Always check past records and talk to existing residents, not just the sales guys.

Yaar, I think things are changing in LB Nagar. While older parts definitely had issues, new developments near the metro line and Sagar Road are much better planned. Plus, the police presence has increased. We looked at a 3BHK there last year and felt pretty secure, especially compared to some inner lanes in Ameerpet which felt way more congested and less family-friendly. The waterlogging is a valid point though, but even Banjara Hills has its spots during heavy rains.
Bhai, still same. My cousin lives near Chaitanyapuri and their basement parking gets flooded every year, no matter what they say about new developments.
Sahi keh rahe ho, metro ne connectivity toh badha di hai. But what about the waterlogging? Last monsoon, I saw videos from the Mansoorabad area, it looked like a river! Is that really improving in the new areas too?
Totally get what you're saying. LB Nagar connectivity is great, but safety after dark, especially for women and kids, is a genuine concern. I've heard stories about some interior roads being quite deserted. This is exactly why I'm still hesitant.
