Visited a couple of 2BHKs in LB Nagar last week. Honestly, everyone hypes up the 'investment potential' here, but the resale market seems a bit... slow? I'm seeing properties listed for ages. Compared to Gachibowli, jahan turnover fast hai, yahan ka exit strategy kya hai? I've seen this pattern before in areas with limited new supply. Kya actual appreciation numbers justify the hold time? Or is it more of an end-user market with less liquidity? Change my mind.

Be careful with these 'investment potential' claims. Many agents push LB Nagar because they have inventory there. I checked RERA data for a project near Nagole (close to LB Nagar) and saw multiple complaints about amenities not delivered and possession delays. Always check the RERA status and builder reviews
Meri toh haalat kharab ho gayi hai. I booked a 2BHK in 2021 near Kothapet, thinking LB Nagar connectivity will boost it. Possession was supposed to be last year, still waiting. Builders keep extending dates. Ab toh lagta hai, if I have to sell, kitna loss hoga? Is this delay a common issue in LB Nagar projects, ya sirf mera luck kharab hai?
Current market mein interest rates bhi high hain, toh buyers are more cautious. This definitely slows down resale, especially for properties that aren't 'hot' areas.
Dekho, delays are an industry-wide issue, not just LB Nagar. But the point about appreciation is valid. Gachibowli mein log EMI bharke bhi khush hain because value badh rahi hai. LB Nagar mein end-user market hai, liquidity thodi kam hi rehti hai, which means buyer pool for resale is indeed smaller. For pure investment, maybe not the best bet.
Same story here! Not just LB Nagar, even in Attapur, I've seen projects delayed by over a year. Builder ka track record check karna bahut zaroori hai. Delays definitely affect resale value, especially for budget buyers who want ready-to-move.
Sahi pakda hai bhai. I've been seeing some properties for months on Propmyna. Is it because the buyer pool is smaller for that price range there, ya liquidity ka issue hai?
Hmm, not sure if I agree completely. My uncle bought a 3BHK near Dilsukhnagar, which is quite close to LB Nagar, 3 years ago and got a decent appreciation when he sold it last year. Maybe it depends on the exact location within LB Nagar? Or the builder?
Totally agree! I also felt the same when I checked out LB Nagar. Sab bolte hain future hai but for resale, it's just sitting there. Bahut tension ho rahi hai.
