posted on 9 MayLegacy Celino: Actual green cover vs marketing?
Been looking for a project for myself for a few months now. I work in real estate but buying for myself is totally different, yaar. Legacy Celino mein site visit kiya tha, green areas bahut dikha rahe the brochure mein. But jab actually dekha toh laga ki sirf common areas mein hi greenery hai, flat ke paas kuch nahi. Aur security systems bhi, sirf CCTV laga diya hai. Visitor management kitna effective hai, kaun batayega? Kya green spaces actually usable hain, ya sirf showpiece? Yaar, real experience kya hai wahan ka?

Considering the ₹1.7 Cr – ₹2.8 Cr price range for just 24 units, what are the maintenance charges like? And honestly, with the current property rates in Bengaluru, especially in areas like Akshayanagar, is this project truly value for money if the amenities are just 'showpiece'
I visited Legacy Celino last month, and your observations are spot on. The green cover is definitely not what the brochure portrays. It's mostly landscaped common areas, not sprawling gardens. As for visitor management, they just have a basic register and a guard, nothing advanced like app-based entry or pre-approved visitor passes. The project is COMPLETED, so don't expect any major changes.
Thanks for sharing your experience. I was also considering Celino, but your post is making me rethink. Can anyone tell me, what's the actual price range for a decent 2BHK there? And with only 24 units, does it feel too cramped, especially the common areas if the greenery isn't spread out?
You hit the nail on the head. 24 units sounds less, but if the usable common areas are limited, it feels like everyone is on top of each other. My friend lives in a similar project near Adigara Kallahalli and faces the same issue, the gym and party hall are always crowded.
For a 2BHK, the prices usually start from around ₹1.7 Cr and go up depending on the size and floor. I saw a 3BHK for ₹2.8 Cr. Yes, total units are only 24, which sounds exclusive, but since all the green space is concentrated in one spot, it does feel a bit congested when you see everyone using that one area. It's completed, so what you see is what you get, no more promises.
Totally agree with you! Builders ka yahi problem hai, brochure mein kuch aur, site pe kuch aur. Legacy Celino ka maine bhi suna hai similar feedback.
Sahi keh rahe ho. Green space ke naam pe bas marketing gimmick. Aur security ka toh pata hi nahi chalta jab tak andar na raho.
Haan bhai, exactly! Aavalahalli mein bhi ek project dekha tha, brochure mein pura jungle dikhaya tha, actual mein 2-4 gamle laga diye entrance pe. Greenery ke naam pe bas formality karte hain. It's so frustrating for first-time buyers like us.
