Legal checks are more important than builder name
Been looking at properties near 150 Feet Ring Road for almost a year now, aur dimag kharab ho gaya hai. I'm checking out some Ansal API projects, especially Ansal Aastha Mig Zone, but yaar, legal stuff kaafi complex lag raha hai. My main worry is title verification. How do you guys actually check if the land is clear? Broker toh bolta hai sab set hai, but I don't trust it blindly. Aur RERA complaints ka kya scene hai Rajkot mein? Is it actually effective if something goes wrong, ya bas paper pe hai? How do I even verify Ansal API's past legal track record properly before putting down money? Any advice on what to look for beyond just the RERA number? Honestly, I had no idea it was this complicated. My parents keep saying 'builder ka naam dekho,' but I'm thinking legal checks are more important.
