Kanakapura Road pe jab flat dhundh raha tha, Svamitva Soul Spring pasand aaya. Builder, JRC Projects ka track record dekhna zaroori laga. RERA registration number check kiya online, but uske details mein kya dekhte hain, tab pata nahi tha. Encumbrance certificate bhi maanga tha, but usko kaise verify karte hain, nobody told me. Ab jab move in kar liya hai, lagta hai kitni cheezein miss kar di. Koi batao RERA complaint sach mein kaam karti hai ya bas paper pe hai?

JRC Projects ka track record? I checked Propmyna's builder section and RERA portal for JRC Projects Pvt Ltd, they show 0 projects completed. This is a HUGE red flag, especially for a first-time buyer. How did you overlook that? A builder with no prior completed projects is always risky. They might be new, or maybe they just re-registered under a new name after issues with previous projects. Did they show you any other completed projects?
U5, this is a very critical point. If a builder has 0 projects, what does that even mean for the RERA complaint? Will it even be effective against someone who has no track record to lose? OP, what did the sales team tell you about their experience?

U3 sahi keh rahe ho. Aur uske alawa, occupancy certificate (OC) aur completion certificate (CC) ka status bhi dekhna chahiye. My cousin booked a flat in Akshayanagar, builder ne bola sab clear hai, but RERA pe OC pending dikha raha tha. Phir baad mein pata chala ki builder ne fire safety norms follow nahi kiye the. It's not just about the registration number, but what's *behind* it. Ek ek document verify karna padta hai, it's exhausting.
U2, I think the original poster meant checking the project's approvals, construction timelines, and especially if there are any ongoing complaints against the builder or project listed on the RERA portal. A lot of times, the RERA page itself has a 'litigation' or 'complaints' section. That's what I always look for first.
Bhai, your post hit home! Kanakapura Road mein flats dekhna is already stressful, aur upar se yeh legal checks ka tension. I'm also looking there, near Aishwarya Crystal Layout, and every builder says something different. RERA registration number toh sab dete hain, but uske andar kya check karein, that's the real confusion.
