Legal due diligence for Noida properties feels like a minefield. I'm based in Dubai, eyeing a 2BHK/3BHK in Sectors 137 or 150, around ₹80L-₹1.5Cr, like Ajnara City. Since I can't do site inspections, legal clarity is my top concern. Kya RERA registration check karna enough hai for a builder's track record, say Oasis Buildmart? What actual red flags should I look for beyond just the number? Also, title verification ke liye kya steps hain jo remote se ho saken? Can't risk capital on unclear ownership. How effective are RERA complaints really, or is it mostly on paper? Any advice on trusted lawyers or how to use a Power of Attorney safely for this? Need ground truth from you guys.

Remote se title verification ke liye, sabse pehle builder se current and past title deeds ki copies maango. Phir ek reputable property lawyer hire karo Noida mein hi. Woh lawyer on your behalf land records, revenue records, and court cases check karega. Power of Attorney (POA) banana padega, but make sure it's a 'Special POA' only for property transaction, not a 'General POA'. General POA bahut risky hota hai. Also, current market mein Sector 150 mein prices thode stable hain, but 137 mein kaafi fluctuation hai due to new infrastructure projects.
U4 ne bilkul theek kaha. POA is critical. Make sure it's notarized and apostilled if you're sending it from Dubai. Also, beyond just title, check for encumbrance certificates and any pending property tax dues. Builders sometimes hide these things. A good lawyer will get all these documents from the sub-registrar office. Don't rely solely on documents provided by Oasis Buildmart; get independent verification.
U8, Special POA ke liye lawyer hi draft kar dega, bas make sure clauses clear hon. Lawyer verify karne ke liye, online reviews aur Bar Council of India ki website pe check kar sakte ho. Maine bhi aise hi ek lawyer hire kiya tha for a plot in Alpha II, Greater Noida.

RERA complaint file ki thi, but uska process itna slow hai ki bas official emails aur dates hi milti rehti hain. On paper sab theek lagta hai, but ground reality bahut different hai. Builder ne possession date kitni baar change ki hai, pata nahi. Sirf RERA registration dekhna absolutely enough nahi hai for their track record.
