Legal due diligence in Noida Ext: What's your process?

My EMI vs rent math finally pushed me to look for a property in Noida Extension this month. I'm seriously looking at a project by Parit Associates but getting nervous about legal stuff. How do you guys actually verify RERA registration for projects, beyond just checking the number? Also, what are the critical title verification steps most investors miss? Is RERA truly effective if things go sideways or is it mostly on paper?
