15 projects in Noida Extension, and I'm still stuck on due diligence. Looking at Experion and Parsvnath Platinum, but verifying RERA registration and clear titles feels tricky. How do you guys *really* check a builder's legal track record before investing? Is RERA actually effective for investor protection or just on paper? Worried about future exit options.

Totally agree with your concern, bhai. RERA sounds good on paper but builder log hamesha loopholes nikal lete hain. My cousin almost got stuck with a project near Alpha I Greater Noida because the builder suddenly changed plans after booking. It's so frustrating for first-time buyers like us.
U2, same pinch yaar! My friend had a nightmare with a lesser-known builder in Ajayabpur. Possession was delayed by 3 years and then they tried to force him to take a smaller unit.
