Hinjewadi – fed up of renting here, honestly. My landlord hiked rent again, so I'm finally taking the plunge into buying. Looking at NBC Shrirang Park by Rudved Buildtech Llp, but my main concern is legal clarity before committing capital. How do you guys actually verify RERA registration beyond just the number? Are there red flags on the RERA portal investors often miss? Also, what about title verification? I'm worried about sub-leased land versus freehold, or hidden encumbrances. What are the absolute critical checks for this in Pune, especially for a first-time investor? Is there any local Pune-specific advice for checking a builder's legal track record?

Coming to RERA, the portal is helpful but can be misleading if you don't know what to look for. My cousin almost got trapped in a project
Bhai, thank god someone finally asked these questions! I'm eyeing NBC Shrirang Park too, but the 'Rudved Buildtech Llp' name doesn't ring a bell. And when I checked, they show 'total projects: 0'. For a first-time buyer like me, this is a massive red flag. How do you guys even approach a builder with no track record? Is it super risky, ya just need extra due diligence?
U3, I tried searching by the LLP name on RERA, but it only shows details for this one project application. It's not clear if the directors have other projects under different companies. This is where it gets tricky for us new buyers. My lawyer friend suggested checking the director's names individually on the MCA portal, but that's a whole other level of research.
Haan yaar, this is the exact dilemma. Did you check their RERA registration for the company itself, not just the project? Sometimes the parent company has a history.
Totally agree with U1. '0 projects' is a huge deal. It's like buying a car from a company that's never made one before. My agent said sometimes it's a new entity by an experienced builder, but how do we verify that? It's so confusing.
