Yaar, Adarsh ho ya koi aur, Bangalore mein builders ka scene same hai. Current market mein demand high hai, toh builders sometimes take advantage of the situation. Check their RERA history for past projects, especially possession dates and penalty payments. I saw a project near Aishwarya Crystal Layout with similar issues, delays were massive.
Adarsh ka Hennur Road project mein possession delays common hain. Mera cousin booking kar raha tha, last minute back out ho gaya because of reviews and builder's past reputation for not delivering on time. Be very careful.
My personal experience with legal verification was a nightmare. I booked a flat in a project near Adigara Kallahalli. The builder showed me all clear documents, but my lawyer found a minor dispute on a portion of the land which was not disclosed. We had to back out and lost some booking amount. Always, always get an independent lawyer. Builder ke recommended lawyer pe kabhi trust mat karna.
Legal verification ke liye sabse pehle RERA website pe builder aur project details check karo. Saare approvals, clearances, aur current status wahan mil jayega. Uske baad hi kisi lawyer ke paas jaao. Ek accha property lawyer poora title chain, EC, aur encumbrances check karega. Hennur Road mein competition bahut hai, toh dhyaan se.
Bhai, I used Adv. Gaurav for my property in Agrahara Layout. He was thorough, checked everything from mother deed to khata, and even visited the sub-registrar office. Charges were reasonable, around 25k for a detailed report. Will DM you his contact if you want. Don't compromise on legal verification, it's worth every penny.
RERA theek hai, but lawyer ka naam batao koi trustable. Maine ek se baat ki thi, charges bahut high the, almost 50k for a 2BHK verification. Is that normal?

Mere ek dost ne Akshayanagar mein ek project mein invest kiya tha, 2 saal se possession delay hai. Legal verification ke liye ek experienced lawyer pakadna bahut zaroori hai, jo builder ke past cases bhi check kar sake. Sirf title search aur EC kaafi nahi hota, builder ki financial health aur previous litigations bhi dekho.
