Gurgaon mein promised amenities aksar bas paper pe reh jaati hain. I'm eyeing Levante Residences for my own flat, aur brochure mein sab top-notch lagta hai. But as someone jo real estate mein hai, I know the marketing spin. What's the actual scene with construction quality after a year, like cracks ya seepage issues? Aur amenities kitni functional hoti hain possession ke baad? Any real feedback on their delivery?

₹1.8 Cr for a 3BHK in Levante Residences – everyone talks about its 'luxury feel' but nobody mentions the actual construction quality post-handover. I work in real estate, so I know the marketing spin. But buying for myself, I'm seeing cracks and fitting issues even before 1 year in some projects. Are the promised amenities, especially the clubhouse and green spaces, actually usable or just showpieces? Maintenance charges are insane, but is the service quality there? Change my mind.
My lease ends in 6 months here in Dubai and I'm really pushing to finalize a property back home. I'm looking at Levante Residences in Sohna, but it's upcoming. That makes me nervous about possession delays and the actual total cost of ownership. The listed price is ₹3.25 Cr onwards, but what about stamp duty, PLC, and all the hidden charges? Also, as an NRI, I can't do site visits easily. What's the real 5-year appreciation potential for something still under construction in Sohna? I'd need a property manager, so rental yield is key.
