Lion Green Valley: My first home reality check
Lion Green Valley – I'm seriously looking at this project. Fed up of renting now, landlord ne fir rent badha diya yaar. My budget is around 1.8-2 Cr for a 3 BHK. The floor plans online seem good, but I'm worried about carpet area efficiency. Matlab, actual usable space kitna milta hai? Also, project delivery ka track record kaisa hai Lion Developers ka? Don't want to get stuck with delays after finally taking the plunge. Is it genuinely good to live in daily, ya sirf paper pe accha lagta hai? What's the real ground reality for residents? Any insights on the actual livability, like noise levels or daily convenience?

Meri ek dost ne Lion Green Valley mein booking ki thi last year.
Lion Green Valley ka price range (₹1.7 Cr – ₹2.4 Cr) sunke hi darr lag raha hai. Mera budget bhi 1.8-2 Cr hai, but is price point pe aur options bhi hain. Kya yahan investment worth it hai ya sirf hype hai? Mujhe toh lagta hai current market conditions mein thoda negotiation ho sakta hai, kya kehte ho?
Main bhi U2 ki baat se agree karta hu. I almost booked a 2BHK with them a couple of years back. Unka sales team bohot pushy tha, they kept calling relentlessly. Later found out through a friend who lives in one of their older societies near Basai that maintenance charges are very high and amenities are not well-maintained. The swimming pool was always dirty, and the gym equipment was often broken. So, definitely look beyond just the unit price and check for hidden costs and actual upkeep.
Agreed, price is high. But location is good, that's why the premium. Depends on your priority.
Negotiation toh possible hai, especially for higher floors or specific inventory. But Lion Developers ka quality kaafi inconsistent rehta hai. Ek project mein accha kaam kiya, doosre mein average. Check their previous work, especially in areas like Badshahpur, you'll get an idea.
Bhai, Lion Green Valley ka carpet area efficiency ka issue toh mera bhi concern hai. Online figures dekh ke lagta hai spacious hai, but actual me kya scene hai? Aur delivery date (2024-02-01) toh paas aa rahi hai, inka track record kaisa hai Lion Developers ka? RERA number (GGM/351/83/2019/45) toh hai, but kya woh guarantee hai ki time pe milega? Renter's life se nikalna hai, aur delay nahi chahiye. Koi experience share karo please.
Yeah, carpet area pe dhyaan dena bahut zaroori hai. Ask for the RERA carpet area mentioned in the agreement, wohi final hota hai.
U1, carpet area ka problem toh har project mein hai. Builders super built-up area dikhate hain, par usable space bohot kam hota hai, 70-75% se zyada expect mat karna. Lion Developers ka toh suna hai ki past projects mein thoda delay hua hai. My friend booked in their project near Airport Road and got possession 6 months late.
