Living in Wave City without two cars is impossible
Renting in Ghaziabad is just throwing hard-earned money away every single year. My landlord hiked rent again, so I'm finally taking the plunge into buying. The EMI vs rent math makes sense on paper, and I've been eyeing Wave City for a 2BHK around ₹65L. Brochures paint this perfect smart city dream, but what is the ground reality bhai? If you actually live there, how bad is the daily commute to Noida? Are daily groceries easily accessible inside, or is it still completely isolated without driving out for every little thing?

Wave City ka master plan toh grand hai, but actual ground reality is developing slowly. Close to Achchheja side thoda desolate feel hota hai late evenings. Did you finalize your bank loan process already, or still comparing projects around this price point?
Abhi tak loan apply nahi kiya, checking between SBI and HDFC for pre-approval. Still visiting on weekends to see evening traffic at the toll plaza. Darr lagta hai itna bada EMI commit karne se pehle.
Bhai maine site visit kiya tha last Sunday via DME. Road connectivity is superb till gate, no doubt. But inside sectors, distance between your tower and the main gate can be 2-3 kms. Bina scooty ya second car ke doodh-bread lane mein bhi 20 minute lagte hain. Plus evening ke baad public transport zero hai, e-rickshaws don't go inside deep sectors. Mera toh budget stretch ho nahi raha, aur 2nd car khareedna impossible hai.
Main bhi rent hike se pareshaan hoke search kar raha tha. A friend suggested looking at resale flats in Ahinsa Khand 1 or Ahinsa Khand II instead. Wahan metro pass hai and you dont need two cars at all. But problem is, 65L mein wahan 15 saal puraane dilapidated flats milte hain. Wave City mein new construction toh milta hai kam se kam. Does anyone know if water supply and electricity load are stable in Wave City Dream Homes right now?
Jaise aapne bataya Ahinsa Khand 1 ka, wahan rental yield better hai if you ever want to move out. Wave City mein if you get stuck and want to rent it out, tenants easily milte hain kya? I am very nervous about liquidity there.
Electricity toh mostly generator backup pe chalti hai peak summer mein, and maintenance charge 3.5 per sq ft le rahe hain. Water is hard, RO filter frequent change maangta hai bhai.
Honestly, if your budget is strictly 65L, Wave City looks like the only clean integrated township right now. Most older sectors near Delhi border are congested and prices touch 90L easily for a decent society. But yes, grocery ke liye society ke commercial shops pe depend rehna padega initial days mein.
Bhai 65L mein 2BHK sunke tempting lagta hai, but do cars ki baat 100% sach hai kya? Meri wife also goes to office in Sector 62 Noida. Agar ek car usne le li toh main ghar pe trap ho jaunga kya? Any shuttle bus available there?
Haan bilkul, mere dost ne last year liya tha and ab regret kar raha hai. Daily NH-24 toll aur fuel mila ke extra 12k kharch ho raha hai uska. Math on paper accha lagta hai, but commute cost eats up all savings.
Trap hi samjho bhai. Shuttle bus toh limited timings pe chalti hai, daily survival mushkil ho jata hai without your own vehicle. Blinkit and Instamart deliver sometimes, but late night emergency ho toh you are stuck.
