Loan approved yesterday, but now terrified of possession delays
Loan pre-approved ho gaya hai but I'm completely stuck on whether to pick ready-to-move or under-construction. Office Noida mein hai, so Siddhartha Vihar side options dekh raha hoon. Budget around ₹72L hai for a 2BHK. Ready-to-move flats feel safe, but pricing touch kar rahi hai budget limit ko. Golden Infratech ke under-construction projects mein rates thode theek lage, actually wait, possession timeline ko lekar darr lagta hai tbh. My parents keep saying delay hua toh rent plus EMI dono saath kaise manage karunga. Should I just stretch budget for ready possession, ya construction phase mein risk lena sensible hai?

True, but CLP mein bhi slab completion fast dikha ke builders demand letter bhejte rehte hain. Maine Ahinsa Khand 1 mein resale options dekhe the recently, wahan 70-75L mein decent 2BHK ready mil rahe hain. Why not look at Indirapuram instead of putting everything on the line in Siddhartha Vihar? Expressway connectivity bhi smooth hai wahan se. Have you checked Ahinsa Khand 1 yet?
Exact same issue with older societies in Ghaziabad. Lift aur seepage ke issues rehte hain purane towers mein, maintenance bill alag headache ban jata hai.
Maine dekha tha Ahinsa Khand 1 mein do hafte pehle. Society thodi purani hai almost 12-14 saal, par flat instant mil raha hai. Par renovation cost alag se 4-5 lakh lag jayegi, wahi soch ke back out kar liya.
Under-construction mein payment construction-linked plan (CLP) hoti hai na, toh poori EMI direct start thodi hoti hai? Sirf disbursed amount pe interest lagta hai initial years mein.

I checked UP RERA portal last month for their projects. Completion dates do baar revise ho chuki hain, so caution is definitely needed.
