₹1.22 Cr for a 2BHK at Lodha Hinjewadi Tower 4 — feels like a stretch for us upgrading to a 3BHK. My biggest concern is project delivery; RERA timelines are one thing, but actual possession experience can differ. Does anyone have tips on verifying real progress or checking for hidden clauses in ongoing projects like this? My wife's main priority is a safe neighborhood and good schools for the kids. Wondering about daily livability there, is it genuinely good?

Bhai, Lodha ka track record delivery ke maamle mein thoda mixed hai, especially for their larger projects. RERA number P52100051280 dikha raha hai possession June 2028, but experience says it's better to add at least 6-12 months buffer. I personally know someone who booked in their NIBM Road project, aur 1.5 saal delay ho gaya tha. They kept giving excuses.
Totally understand your concern about Lodha Hinjewadi Towers 4 & 5. ₹1.22 Cr for a 2BHK is definitely on the higher side, especially when you're looking to upgrade to a 3BHK. Delivery delays are a nightmare, and builders often have different 'possession' definitions than what RERA states. My friend faced similar issues with a project near Akurdi, promised dates were just a joke.
