Lodha Kharadi owners, share your hidden cost experience!
Lodha Kharadi's amenity claims are a total eyewash, I'm so frustrated. Just moved into Phase I, Tower 5 last month. Brochure mein pool aur gym kaafi bada dikhaya tha, lekin reality mein it's so small and basic. Honestly, things nobody told me until possession. Plus, maintenance charges are way higher than what was shown initially. Yeh hidden costs ka kya scene hai yaar? Anyone else faced this with Lodha Kharadi? What did you do?

It's a tough situation for first-time buyers. While the OP's frustration is valid, it's also a lesson for us to do extensive due diligence. Always check the RERA carpet area, actual layout plans, and try to visit existing projects by the same builder if possible, even if they are in a different locality. Also, get clarity on maintenance charges and corpus fund details in writing. It won't solve everything, but it helps mitigate some risks. The price range of ₹1.5 Cr – ₹4.8 Cr for 154 units is quite broad, so expectations will vary, but basic promises should be met.
This is a big concern for future buyers like me. Lodha Kharadi's possession date is May 2027, right? So much can change by then. With the current market fluctuations in Pune, especially around areas like Amanora Park Town, I'm worried about the final cost vs. what we actually get. Plus, these hidden charges just add to the uncertainty.
Yeah, May 2027 is correct. Has anyone taken possession in other Lodha Kharadi phases already? Maybe their experience can give us a better idea of what to expect with amenities and maintenance.
Exactly! 2027 is still far, and the market is so unpredictable. My uncle booked in Ambegaon and faced huge delays.
I can totally relate to this. We booked a flat in Akurdi a few years back, and the clubhouse shown in the renders was like a five-star resort. When we finally saw it, it was barely a decent community hall with a small gym. The pool was also half the size. It's a common tactic, I guess. That's why I'm so hesitant to book anything pre-possession now.
This is so disappointing to hear, but not entirely surprising. Builders often overpromise and underdeliver on amenities. Did you check their RERA documents properly before booking? Sometimes the RERA filings have more realistic details than marketing material. What's the RERA number for this phase, if you don't mind sharing?
True that. RERA is good for timelines, but for amenity quality, it's a grey area. Builders always have some clause to fall back on. Bahut mushkil hai.
The RERA number for Lodha Kharadi Phase I is P52100048326. But honestly, RERA bhi kya karega? Ek baar possession mil jaaye toh builder sunta hi nahi hai. It's more about disclosures than actual quality control sometimes.
Oh my god, thank you for sharing this! I was actually considering Lodha Kharadi Phase I. My biggest fear is exactly these hidden costs and amenities not matching up. Builders ka toh pata hi hai, brochure mein sab gold dikhate hain. Kitna extra laga aapko maintenance mein? This is making me so nervous about my own booking plans.
Haan, exactly! Maintenance charges are the silent killer. Bhai, aapko per square foot kitna charge kar rahe hain Lodha wale? Is it way above the average for Kharadi?
Totally agree! Brochure aur reality mein zameen-aasman ka fark hota hai. My friend had a similar issue with another project near Sinhagad Road.
