U9, thanks for the RERA ID. Yes, 20:80 looks good but 30% upfront for new builders is a huge risk, especially when they have 0 projects. Market mein kaafi projects hain jo delay ho rahe hain Pune mein, even by established builders. Always check builder's financial health and read the agreement thoroughly. Aur agreement mein penalty clauses for delay zaroor padhna, warna baad mein bahut problem hoti hai.
U4, maine thoda research kiya tha. Logipark Pristine O2 World Part 4 ka RERA ID P521000213700 hai. Payment plan 20:80 hai, but they ask for 30% upfront for 'special' discounts if you pay cash. Hidden clauses toh contract mein hi milenge, but unka refund policy bahut strict hai.
U4, payment plan toh attractive hoga hi, but don't fall for it! Builders aise hi lure karte hain.
Mera ek friend ka experience bahut kharab raha Ambegaon mein aise hi ek naye builder ke saath. Pura paisa phans gaya, possession date pe date mili, abhi tak project aadha bana hai. Logipark ka bhi track record nahi hai, toh be careful. Pune mein competition itna hai, toh small builders sometimes promise big but compromise on quality or get stuck due to funds. Don't fall for low prices easily.
U1, sahi kaha! First-time buyers ke liye aise projects aur bhi scary hote hain. Promised amenities toh sab bolte hain, swimming pool, clubhouse... but delivery kitne karte hain aur quality kya hoti hai, woh asli sawal hai. I'm also looking in Pune and this is a big concern.
Logipark? Never heard of them. '0 total projects' dikha raha hai RERA pe. Bahut risky lag raha hai, especially for a first-time buyer like me. Yaar, thoda toh track record hona chahiye na?
My cousin almost booked with a new builder near Akurdi, same situation – no prior projects. Last minute pe pata chala land dispute hai, aur builder ke paas funds bhi nahi the. Luckily they backed out. Logipark ka bhi achhe se investigate kar lo, especially the land titles and all approvals. Warna poori life ki savings doob sakti hain.
