Logix Blossom Greens or Hark Sai Group? Confused!
Just moved into Logix Blossom Greens. Possession was smooth, but maintenance charges are high. Hark Sai Group is cheaper, I know. But ready-to-move is less risky, right? Carpet area in Logix is decent. Is Hark Sai worth the lower price point? Change my mind.

Dekho, budget constraint hai toh Hark Sai ki taraf dekhna natural hai. But without RERA and being upcoming, it's a massive risk in today's market. Builders are struggling to deliver even RERA-registered projects, so imagine the plight of an unregistered one. Logix ka maintenance high hai, but you have possession. Maybe negotiate the maintenance or look for a slightly older, established society in Alpha I Greater Noida with lower charges? Don't rush into something just because it's cheap on paper, especially with your first home.
Hark Sai ka price range ₹12 L – ₹26 L bol rahe ho, but what about the per square foot rate? And only 15 units? Sounds like a very small project. Logix ka current resale value kya chal raha hai?
Only 15 units? Bhai, aise projects mein society management bhi mushkil ho jaata hai. Small projects often lack amenities and proper maintenance staff later on. Plus, as others said, no RERA means no official grievance redressal mechanism if things go south.
Logix ka resale around ₹4500-₹5000 per sqft chal raha hai, depending on tower and floor. It's a premium location now.
Hark Sai ka per sqft rate around ₹2000-₹2500 hoga considering the total price range and typical unit sizes for that budget. Logix ka toh double se zyada hoga abhi, so that's a big jump.
Yaar, Hark Sai Group ka naam pehle nahi suna. Upcoming projects, especially from unknown builders, are a gamble. My friend booked in Ajayabpur with a similar-sounding builder, promised the moon, and now it's stuck for 5 years. RERA number na ho toh bilkul mat socho. Logix ka maintenance adjust ho jaayega, peace of mind ka koi price nahi. Don't fall for low prices easily.
Aapke friend ka experience bilkul sahi point hai. I've heard similar stories about projects in Alpha II. Peace of mind is priceless, especially for a first-time buyer. Maybe I should just stick with Logix and try to manage the maintenance somehow rather than taking such a huge risk.
My uncle also got stuck with an upcoming project for years. Builders give dates, then just keep extending. Hark Sai ki possession date 2026 hai, but without RERA, who knows if they'll even start construction properly.
Oh no, that's scary! Thanks for sharing this experience.
Logix Blossom Greens is a good society. Maintenance is high, agreed, but at least you know what you're getting. Hark Sai sounds risky, especially with no RERA. The ready-to-move benefit of Logix is huge.
Hark Sai? Bhai, no RERA number is a HUGE red flag. Ready-to-move is always safer, even with higher maintenance. Logix Blossom Greens toh established hai.
Sahi kaha. I almost invested in a project near Alistonia Estate which also promised low prices but had no RERA. Later found out the land wasn't even fully acquired. Saved myself just in time. Logix ka maintenance high hoga, but you get what you pay for in terms of security and amenities. Don't take unnecessary risks with your hard-earned money.
Exactly! Logix mein ek baar paisa lag gaya toh tension nahi. Hark Sai ka toh koi guarantee hi nahi, kya pata kab tak delay ho. Peace of mind is worth more than a few lakhs difference.
Totally agree. RERA is non-negotiable for any new project, especially for first-time buyers like us.
