Since last year my landlord has increased rent twice, yaar. I'm totally fed up of renting now and finally taking the plunge to buy something in Chandigarh. My budget is around ₹95L to ₹1.2Cr for a 2BHK, mostly looking at Mohali (Sectors 69-71) or Zirakpur. Builders like SBP Group and Sushma Buildtech have options. But honestly, I'm confused about the resale market here. Some people say you *have* to hold property for 7-8 years to see real gains, otherwise it's just meh. Is short-term appreciation (3-4 years) for resale just a myth in Chandigarh? What's everyone's real experience selling property here after, say, 5 years? Any specific areas or property types that give better resale value quicker?
