Loni ka real estate scene toh kaafi badal gaya hai lagta hai, specially with all the new roads and expressways. I'm based in Dubai, so can't do a site inspection myself, but was wondering about investment potential. Kya kisi ko pata hai ki Loni mein exactly kaunse pockets hain jahan infrastructure development ka sabse zyada impact hua hai prices pe? Matlab, metro ya highway ke paas wali properties kitna appreciate hui hain? Legal clarity aur remote management ko leke thoda worried hoon. Agar main invest karta hoon, then property manager aur power of attorney ka setup kaisa rehta hai wahan? Should I even consider it from here?

U19, I eventually sold it last year at a very small profit, barely covering the interest on my loan. Decided the mental peace was worth more. The hassle of following up from a distance was too much, and the appreciation wasn't what was promised. So, from Dubai, I'd say tread very, very carefully.

U14, POA from Dubai is possible but complex. You'll need to get it drafted by a lawyer in India, then send it to Dubai. You'll sign it in front of a Notary Public and then get it attested by the Indian Consulate/Embassy in Dubai. After that, it needs to be sent back to India and registered with the Sub-Registrar of Assurances within 3 months of its arrival in India. It's a lengthy and costly process, and you still need a very reliable person in India to act on your behalf.
U11, you're absolutely right. I invested in a plot near Ghaziabad-Loni border thinking the metro would push prices up fast. It's been 5 years, metro is still not fully connected to that specific area, and my plot value has barely moved. Builder ne bhi kaafi delays kiye development mein.
Remote management is the biggest headache here. Even with a good POA (Power of Attorney) and property manager, you'll need someone trustworthy on the ground for verification. POA process India mein kaafi tedious ho sakta hai, aur usko register karwana bhi ek task hai. Plus, regular property inspections, rent collection (if applicable), maintenance – it all needs constant oversight. I'd suggest looking at more developed micro-markets in NCR for easier management if you're not physically present.

Main toh kehta hoon Ghaziabad mein bhi agar dekhna hai toh established areas like Ahinsa Khand ya Indirapuram mein dekho, wahan legal issues kam hain. Loni mein Abhay Khand mein bhi kaafi issues sune hain.
