Loni mein infrastructure development ka real impact kya hai prices pe? I know I work in real estate but for my own purchase, I'm really trying to cut through the marketing. Metro extensions ya new roads se kitna farak pada hai Loni ke rates ko? Off the record, kaun se pockets ne sabse zyada gain kiya hai? Matlab, is it just hype ya actually kuch specific areas mein ROI dikh raha hai? I'm not sure if the current prices justify future growth, ya builders just inflate figures.

Dekho, Loni has potential but it's a long-term game. Short-term speculative gains mat expect karo. Ghaziabad market overall abhi thoda slow hai, high interest rates ki wajah se. Infrastructure development is happening, but it needs time to mature and reflect in prices consistently. Research specific micro-markets, don't just go by 'Loni' as a whole.
The biggest issue with Loni is not just the price, it's the builder's track record. Kitne projects delayed hain wahan? Meri ek friend ne 2020 mein book kiya tha, abhi tak possession nahi mila. RERA mein bhi complaints hain. Kya kisi ko recently Loni mein possession mila hai, ya sab delayed hi chal rahe hain?
Totally agree with U4 and U8. Loni mein builders pe trust karna mushkil hai. Always check RERA status aur builder ka past record before booking. Delay toh pakka hai.
U4, you hit the nail on the head. Most projects are delayed. Mere ek colleague ko Loni Border ke paas ek project mein 2 saal late possession mila hai, aur finishing bhi compromised thi. Builders funds divert kar dete hain. So, yes, delays are common.
I actually bought a 2BHK in Abhay Khand last year, pre-EMI chal raha hai abhi. Builder ne bola tha metro station se 10 min walk hai, but it's more like 20 min. Price 4500/sqft tha, which I thought was decent then, but ab lagta hai thoda overpaid kar diya. Infrastructure improvements hain but they are slow. Kya aapko lagta hai ki 5-7 saal mein yahan achha appreciation milega?
Haan, U3, Abhay Khand mein builders ne rates bahut inflate kiye hain. Mere ek relative ne bhi wahi book kiya hai, same issues. Appreciation toh time hi batayega.
U3, Abhay Khand mein 4500/sqft thoda high lag raha hai for last year, unless it was a very premium project. Which builder was this? Metro se connectivity toh benefit degi long term mein, but immediate appreciation shayad utna na mile, especially with current interest rates making EMIs heavy. 5-7 saal mein definitely potential hai if the development keeps pace.
Nahi yaar, I disagree. Metro extension ka impact definitely hai. Meri research ke hisaab se, specifically Ahinsa Khand 1 mein property rates ne achhi jump li hai pichhle 1.5 saal mein. Connectivity improved hai, toh demand badhi hai.
