Did a site visit to Lotus Elise last weekend, and it looks good on paper, but I'm really fed up of renting yaar, finally thinking of buying. EMI vs rent ka math ab samajh nahi aa raha. Anyone living there? Lotus Elise mein daily life kaisi hai? Is it genuinely good to live in, ya bas dikhaane ke liye sahi hai? Amenities jo dikhate hain, woh actually useful hain ya bas show-off? Aur society ka vibe kaisa hai? Friendly log hain ya sab apne mein rehte hain? Confused, should I consider it for end-use?

This whole process of buying a home is so stressful! ₹1.7 Cr se ₹4.2 Cr is such a wide range. Original poster, aapka budget kya hai exactly? Because for a first-time buyer, even the lower end feels like a stretch. Renting se toh pak gaye hain, but buying mein itna risk hai.
My cousin lives in a project nearby, not Lotus Elise, but similar segment. Usko bhi amenities ka bahut dikhaya tha, but after a year, kids play area was broken, and the clubhouse was always booked for private parties, not for residents. So, 'show-off' wali baat sach ho sakti hai. You really need to talk to current residents, not just the sales team. Check the condition of the common areas on a normal weekday, not just during a site visit event.
Koi actual resident hai kya yahan? Daily life experience kaisa hai? Society vibe friendly hai ya sab apne mein rehte hain?
Yaar, EMI vs rent ka math toh complicated hai, but at least with EMI you're building an asset. Rent toh har saal badhta hi jaata hai, aur paisa waste. Since Lotus Elise is completed, you don't have to worry about construction delays. That's a huge plus point for first-time buyers like us. Don't you think?
Asset toh hai, par uske saath bahut saare hidden costs bhi aate hain, bhai. Property tax, maintenance charges, society funds, repairs... sab EMI ke upar. Gurugram market mein abhi prices high hain, aur interest rates bhi badh rahe hain. Rent bhi high hai, I agree, but buying needs a much bigger financial commitment. Just make sure your budget can handle all these extras comfortably.
Haan, sahi keh rahe ho. Ready-to-move ka tension nahi hota. But jo amenities dikhate hain, like the swimming pool and gym, woh actually functional aur well-maintained hain ya bas dikhaane ke liye? I've seen projects on Airport Road (Gurgaon side) where amenities are neglected after a year. Any residents here can confirm?
Bhai, Lotus Elise looks good on paper, I agree. But ₹1.7 Cr se ₹4.2 Cr ka price range for a first-time buyer? That's a huge jump yaar. It makes me nervous. Are these prices justified for the location and amenities, ya sirf builder hype hai? Plus, I'm always worried about hidden charges jo baad mein aate hain. Has anyone faced such issues here?
U2, builder ka track record mixed hai, honestly. My friend booked in their previous project near Badshahpur, aur possession mein 8-9 mahine ka delay hua tha. Yahan toh RERA number GGM/377/109/2019/71 hai aur possession date 2021-09-01 dikha raha hai, so it's completed. But amenities ki quality pe doubt rehta hai. 168 units hain, toh society mein crowd bhi theek-thaak hoga. Just make sure to check the actual condition of the common areas, not just the sample flat.
Totally agree with you! Price toh bahut high lag raha hai. I'm also skeptical. Is this builder's track record generally good or not?
