Lotus Vatika amenities are just for show

Visited Lotus Vatika Luxurious Villas last weekend. Fed up of renting, landlord ne rent badha diya phir se. Finally taking the plunge, EMI vs rent math ab sahi lag raha hai. My main concern is amenities. Brochure mein toh mast clubhouse, green areas dikhate hain. But real mein kitna use hota hai? Kids play area aur gym bhi ghost facilities ban jaati hain kya? Logon ka experience kaisa hai wahan, specially with maintenance and actual usability? Is it worth the premium?
