Are Lotus Vatika's green areas actually usable for kids? Brochure shows so much, but I'm worried it's cramped. My wife needs safe play space. What's the real story for families?

So, it seems Lotus Vatika is more about individual villa living with a small private green patch rather than a community with shared, usable green spaces for children. For families prioritizing a proper, safe play area within the complex, this might not be the best fit. It's crucial to visit and verify everything on site, and maybe even talk to existing residents, before making any decision based purely on brochures.
Yaar, this is the problem with these 'boutique' projects. They show fancy renders and charge premium, but the ground reality is always different. My friend booked in Alistonia Estate and faced similar issues with promised amenities never materializing. Always visit the site, not just once but multiple times.
Hmm, but for only 4 units, maybe the focus is more on privacy and individual space rather than shared amenities? Some people prefer that. But yes, for kids, a dedicated, safe play area is a must. Does anyone know if there's any good public park nearby that families could use regularly?
Nearby park? Bhai, this area is still developing. You'll have to rely on public parks, which are usually not well-maintained or safe for unsupervised play. The brochure is definitely misleading if it showed big green spaces for kids.
I actually visited Lotus Vatika last month. The 'green area' is basically a small lawn in front of each villa, not a common park or play area. And the villas are quite close to each other, so forget about kids running around freely like in a proper society. It's more about private lawns, not community green space.
This sounds less like a 'luxurious villa project' and more like a row of townhouses with individual lawns. For ₹63L+, one can find decent 3BHK flats in established societies in Alpha I Greater Noida with proper amenities and dedicated play areas. Noida market mein abhi options hain, don't rush into these boutique projects without checking everything.
U4, as far as I know, for projects with less than 8 units or under a certain land area, RERA registration isn't always mandatory. It's completed, so no RERA number on site. Amenities are negligible, just basic security and power backup, like U5 mentioned. Don't expect a clubhouse or pool.
Brochures always over-promise, especially with these 'luxurious' tags. With only 4 units, how much actual 'green space' can there really be? I saw a similar situation unfold with a project in Alpha II, where the common areas were just glorified walkways.
Total units 4? Seriously? For ₹63-90L, that's a huge red flag for me. Is it even RERA registered properly for such a small project, or does it fall under some exemption? What about basic amenities like a proper security cabin or visitor parking then, if it's so small?
Exactly! 4 units? That's almost like independent houses. Builder must be showing common area pics from some other project. My cousin faced this in Ajayabpur, total misrepresentation.
