L&T Green Reserve Noida: Smart investment, or overpriced?

What do you guys think about L&T Green Reserve in Sector 128 Noida as an investment? Just watched a video walkthrough. Looks super premium with all the amenities and that Noida-Greater Noida Expressway location, which is a plus for connectivity. L&T's a trusted name, but I'm trying to figure out the ROI. Is the luxury branding and eco-friendly design really going to drive strong appreciation or rental yield here? I'm not sure if the pricing makes sense for long-term returns. Anyone have thoughts on future growth potential for high-end properties in this specific area?
