The promises of luxury amenities in Ghaziabad projects often feel like a bait and switch. I'm currently in a 2BHK and looking to upgrade to a 3BHK or maybe a villa like MNG Smart Villa. On paper, these places sound amazing with clubhouses, green areas, all that... But is the real-world construction quality actually good? I've heard stories of cracks and seepage just a year or two after possession. Also, are the promised amenities like the gym or pool actually maintained and usable, or just there for show? And what about maintenance charges? They always seem high, but does the service actually match up? Is this price jump really worth it for a slightly bigger space if the daily living experience isn't much better? Already have a home loan so every penny counts. Any actual residents have real feedback on MNG Smart Villa or similar projects? Need to know if the premium is justified.

The price range ₹2.0 Cr – ₹2.0 Cr for MNG Smart Villa is fixed, which means no negotiation, right? For a first-time buyer like me, that's a huge commitment. Also, only 38 units? That's a very small project. Is that a red flag or a good thing for exclusivity and better builder focus? And what about the actual carpet area for that price, they never clearly mention it?
Haan, U3, MNG mein construction quality average hi lagi mujhe. Cracks ki stories maine bhi suni hain, mostly internal plastering mein. Aur U6, gym aur pool toh abhi foundations bhi nahi the jab main gaya tha, they just showed me
Ghaziabad mein 2 Cr mein toh bahut options hain. Current market mein demand thodi slow hai, negotiate karna chahiye, especially on such a high amount.
Small number of units can be good for exclusivity and potentially better maintenance if the builder is reputable. But here, the main issue is the 'ongoing' status and high price. Carpet area details are usually given in the RERA documents, you should check there before visiting any site.
I went to check out MNG Smart Villa last month. They showed me the plans, all very grand. But the site visit was a bit disappointing. Construction looks slow, and December 2023 possession date (jo website pe hai) seems unlikely now. RERA number UPRERAPRJ427956 hai, check kiya tha maine. Hope they stick to it, but I have my doubts.
Site visit pe unhone amenities ke baare mein kya bataya? Gym aur pool ka status kya hai? Ya sirf brochure mein hi hai, as usual?
Mujhe bhi lagta hai possession date extend hogi. Mera bhai ne ek project mein invest kiya tha near Abhay Khand, builder ne 3 baar date badhayi. Last mein penalty toh mili but delay ka stress alag. MNG Smart Villa ka toh total units 38 hi hain, toh maybe delivery fast ho? But 2 Cr for an ongoing project, that's a big amount to block for so long.
Totally agree with the original post! MNG Smart Villa ka naam suna hai, but 2 Cr for a villa in Ghaziabad? Aur woh bhi ongoing project? Bahut risky lagta hai, especially for first-time buyers like us. My friend bought in Ahinsa Khand 1, they promised a swimming pool, but it's been 2 years, aur ab tak sirf ek bada khadda hai. Maintenance charges toh har builder ke high hote hain, but value for money nahi milta. Same concerns, yaar.

Sahi keh rahe ho. I'm also looking in Ghaziabad, and this 'luxury' tag is everywhere. But when you visit, it's just basic stuff painted fancy. MNG Smart Villa ka price sunke hi darr lagta hai as a first-time buyer. Budget mein kaise aayega itna investment?
