Noida-Ghaziabad mein kya chal raha hai? Are luxury developers the key to unlocking premium living here? It seems like it! Gulshan is bringing a Taj hotel + residences, and Experion's SAATORI is selling like hot cakes. Early infrastructure investment could mean big returns down the line. Is this the start of a new self-sustaining residential hub? If you're scouting property in Noida, tell us about your experience!

Bhai, it's all about location, location, location! Choose wisely!
So, what's the consensus? Is Noida worth investing in now, or should we wait and see?
Luxury developers are definitely shaping Noida's image, but it's not just about the apartments. It's about the overall lifestyle and infrastructure. Need to see more development in that area.
I bought in Sector 75 five years ago and the appreciation has been great! But the traffic is a nightmare now.
Rising interest rates are a major concern. EMI is already killing me! Buying a property now seems risky.
U6, same here! Thinking of postponing my purchase plans until the rates stabilize.
U6, maybe consider a smaller property or look for deals in the resale market.
Is this really the start of a self-sustaining residential hub? I think it is, but it needs more than just luxury apartments. We need better schools, hospitals, and public transport.
What about ATS projects? Are they still considered premium? I remember they were the top choice a few years ago.
ATS is still good, but their prices are quite high. Depends on your budget.
ATS Greens Village is a good option in Sector 93A. Well-maintained and good community.
Personally, I think Noida is still a good investment. Prices are still relatively lower compared to Gurgaon and Delhi. But do your research!
I agree with U20. Noida has potential, but you need to be smart about where you invest.
Before investing, check the amenities completion status. I made that mistake and now I'm stuck with a half-finished clubhouse!
Haan exactly, Noida mein yahi problem hai. They promise everything but deliver nothing.
U2, which project are you talking about? So we can avoid it!
Anyone know what's happening with the FNG Expressway? That's key to Noida's connectivity.
Gulshan ka Taj hotel + residences? Sounds fancy, but what's the price point? Anyone has any idea?
Heard it's starting from 5 crores. Only for the ultra-rich types.
5 crores? Bhai, utne mein toh Delhi mein kothi mil jayegi!
Experion SAATORI ka possession mila kya kisi ko? I heard there were delays.
Haan, I know someone who booked a unit there. Possession is delayed by at least 6 months, maybe more.
Check the RERA website for the updated possession date. Builder ne phir se date extend kar diya lol.
Be careful with Experion. Unka track record kuch khaas nahi hai. Check their other projects before investing.
Mera experience toh mixed raha hai. Bought a property in Sector 150 three years ago. They promised everything - sports facilities, green spaces... abhi tak kuch nahi bana. Just a bare building. Be careful what they promise!
Sector 150 is overpriced IMO. Avg rate 7k/sqft hai abhi. You can get better deals in other sectors with more developed infrastructure.
Which sectors are you recommending, U9? Looking to invest but confused by the options.
U9, depends on your budget and requirements. Sector 75, 76, 77 are good options. Check out projects by Godrej and ATS.
Sector 78 is also good, near the metro station. Connectivity is great.
Noida-Ghaziabad premium? Thoda skeptical hu main. Gulshan is good, no doubt, but one Taj hotel doesn't make a 'premium identity'. Let's see if the infrastructure keeps up with these luxury dreams.
Totally agree with U1. Bhai, builders toh sabhi 'luxury' bolte hai. Actual mein kya milta hai, woh dekhna padega. Experion is good but SAATORI is expensive! Sector 45 mein bhi toh premium projects hai but connectivity is a pain.
I think it's more than just one hotel, U1. Look at the investment coming into the area. New metro line extensions, Jewar airport... these things drive demand for premium housing. Maybe 'premium identity' is a bit much now, but it's definitely heading that way.
U3, Jewar airport is still years away! How much does it REALLY impact current prices? Honest question.
U4, Sentiment matters! Investors are looking 5-10 years ahead. Plus, land prices around the airport are already skyrocketing.
U4, partially agree. Jewar is a long game. But the *promise* of infrastructure definitely bumps up the prices. It's like buying a lottery ticket - you know the odds are low, but you still buy it.
U4, look at Gurgaon after the airport got announced there. Same thing is happening here, just on a bigger scale. Early bird gets the worm!
