posted on 4 AprLuxury flats in Sector 150: Too much hype?
Sector 150 mein villas are tempting, but is the price jump from my current 2BHK in Sector 78 worth it? Already have a home loan EMI. Is Pihu Infratech LLP any good? Heard mixed reviews. Rental yield toh kam hi milega na? Asgerpur mein better options hain kya? Not sure, confused!

So, OP, what did you decide? Sector 78 mein hi reh rahe ho ya Sector 150 ka plan ban gaya?
Sector 150 is good if you have kids, lots of green space and schools. But yeah, rental yield is a big no-no. If you're looking purely from an investment perspective, there are better options.
Which floor are you considering in Sector 150? Ground floor villas can have waterlogging issues during the monsoon.
Sector 150 is good for peaceful living, but rental yield toh bhool jao. Focus on capital appreciation, but be prepared to wait a long time.
Has anyone checked the RERA registration details for Pihu Infratech's projects in Sector 150? What's the revised possession date?
Good point U1! RERA website is your best friend in these situations. Check EVERYTHING before you sign anything.
Haan, RERA number se sab pata chal jaata hai. Delay penalty clause bhi dekh lena.
Honestly, with the current market conditions and rising interest rates, buying a luxury villa with an existing home loan seems like a risky move. Think carefully before you commit.
Sector 150 ka avg rate 7k/sqft hai abhi. Is it justified? Depends on the project and the amenities. But overall, it's definitely on the higher side.
Don't just look at the price per sqft. Check the carpet area carefully. Some builders are notorious for inflating the super area.
I'm also considering Sector 150. But I'm waiting for the Jewar airport to become operational. That will definitely boost property prices in the area.
Jewar airport is still years away. Don't base your investment decisions on something so uncertain.
Pihu Infratech? Run far away! Mera bhi same experience tha 2 years ago with their commercial project. Builder ne phir se date extend kar diya lol. Avoid at all costs.
Haan, exactly. Noida mein yahi problem hai. Overpriced properties with low rental returns. Investment ke liye, look at Yamuna Expressway or Greater Noida West. Better appreciation potential.
Greater Noida West is a mess! Dust, pollution, and traffic. Sector 150 is much cleaner and greener.
U9, Greenery is nice, but connectivity and ROI are more important for investment. Sector 150 still lacks good public transport.
Bhai, Sector 78 is already a good location. Why the need to upgrade to a villa? Unless you really need the extra space, stick with what you have. EMI bhi toh hai yaar!
True that! Sometimes, the 'upgrade' isn't worth the financial strain.
Check the builder's track record on the Noida Authority website. They usually have a list of builders with delayed projects and penalties. That will give you a good idea of their reliability.
Asgerpur? Seriously? That's still developing. Sector 150 has better infrastructure, parks, and schools. Pihu Infratech, I've heard mixed things too. Research well before investing, especially with an existing home loan.
I bought a villa in Sector 150 two years ago. Regret it. Possession is delayed by almost a year, and the builder isn't responding to calls. EMI bhi jaa rahi hai, aur ghar bhi nahi mila. Don't make the same mistake I did.
U4, Which project of Pihu Infratech are you talking about? Name batao, so others can be careful.
U5, It's 'The Serene Villas'. RERA registration number check kar lo, everything is online. You'll see the delayed possession dates yourself.
Sector 150 is good for end-use, not investment. Rental yield is pathetic. I have a friend who's struggling to find tenants even at rock-bottom prices.
Exactly! People are expecting Gurgaon-level rents in Noida. Not happening anytime soon.
Sector 78 se 150 is a big jump, bhai. Villas are tempting, but think long term. Rental yield toh definitely kam hoga. Pihu Infratech... hmm, risky lag raha hai. Asgerpur might have better options if you're looking for appreciation, but check the builders carefully.
Totally agree with U1. Sector 150 is overhyped. Connectivity is still an issue, and the promised metro extension is still just a promise. For that price, you can get a bigger apartment in a more established sector.
