Luxury floors in Gurugram: just a façade for high maintenance?
Investor Avenue Luxury Floor 3 — I've been seriously checking out this project for a 3BHK upgrade. I'm currently in a 2BHK in Sector 62 and already have a home loan, so the jump to around ₹1.90-2.30 Cr feels massive. Honestly not sure if it's justified. The marketing shows amazing amenities and a great lifestyle, but is it genuinely good for daily living, or just looks good on paper? I'm worried about the actual quality and usability of the amenities — like, is the gym ever empty? Is the pool maintained well, or does it always look a bit murky? What about the neighborhood vibe for families? Are there good schools nearby that aren't a huge commute? And what are the monthly maintenance charges like? I've heard some places in GGN charge crazy amounts. Is the premium for this project really worth it for the day-to-day experience, or am I missing something?

Yaar, 1.9 Cr for a luxury floor without RERA? That's a huge red flag for me. My agent was pushing a similar project near Badshahpur, but the RERA status was clear. Is 'Rera Not Applicable' even a real thing or just a way around regulations?
