Luxury Homes Noida: My dilemma with ground reality

Did a site visit to a couple of 'Luxury Homes' projects last weekend. I work in real estate, but buying for myself is different, yaar. Brochures show one thing, actual ground reality kuch aur hoti hai. I know what builders don't tell you about hidden costs. Those big ads about this corridor look great. But what's the actual living experience like? Commute kaisa hai during peak hours on the Expressway? Is the infrastructure fully developed, ya abhi bhi construction chal rahi hai? Parking issues hain kya? Maintenance charges kitne high jaate hain? Off the record, security ka kya scene hai at night? Builders sab best batate hain, but resident experience is what truly matters. Should I really consider a 3BHK here for ₹2 Cr+?
