I know what builders don't tell you, and the Luxury Homes corridor in Pune feels like a minefield right now. I work in real estate but buying for myself is totally different, yaar. Kya kisi ko actual ground reality pata hai about these high-end projects there? I'm worried about hidden costs beyond the base price, like PLC ya maintenance charges jo later on hit karte hain. Honestly, is the resale value actually good, ya phir it's just a status symbol? Koi red flags hain jo builders chupate hain, like title issues or OC delays? Would love some off-the-record opinions before I commit.

Bhai, you hit the nail on the head. Resale value is a huge concern. My friend bought a 'luxury' flat in Akurdi two years back, thinking it would appreciate quickly. Now he's trying to sell, and the market is so slow, he's barely getting what he paid, forget profit. Plus, the maintenance charges are through the roof for amenities he barely uses. It's more of a burden than an asset sometimes.
U3, solution toh careful research hai. Builders often overpromise. For Akurdi, I've seen projects with amazing amenities but then OC delays stretch for years. You need to check their RERA status very, very carefully.

Totally relate to your worries! I'm also looking at luxury projects near Sinhagad Road and the prices are insane. PLC and maintenance are my biggest fears too.
