Yar, socha tha Noida-Ghaziabad mein sirf affordable housing milega. But guess what? Luxury housing bhi scene mein aa raha hai! Suna hai Noida Expressway ki wajah se Sectors 150 and 144 mein kaafi development ho raha hai. Gulshan Group aur IHCL (Taj Hotel wale!) bhi projects la rahe hain. Infrastructure badh raha hai, toh obviously premium residential projects bhi aayenge. Do you guys think yeh sab Noida real estate market ko completely change kar dega? Investment ke liye abhi sahi time hai kya? What's your take?

Last I heard, it's closer to 7k-7.5k depending on the project and amenities. Some premium projects are even quoting higher.
7k is pretty accurate. But negotiate karo. Builders are always willing to give some discount, especially if you are paying upfront.

Bilkul sahi bhai! Noida ka face badal raha hai. Sector 150 mein toh green spaces bhi bahut hai. But luxury projects are always more risky, especially with smaller builders.
Change toh hoga hi. But 'completely change' is an overstatement. Affordable housing will still be the major chunk. Investment wise, depends on the project and builder. RERA registration number check karna zaroori hai.
IHCL ka project is interesting. Taj brand name se value toh badhega. But what about the prices? Already heard they are quoting a premium.
Premium toh rahega hi. Taj brand hai toh woh toh expect karna hi chahiye. But check their payment plans carefully. Hidden charges bhi ho sakte hain.
Exactly U6, payment plan is very important. I got burned with hidden charges in a project near Pari Chowk. Never again!
Haan yaar, suna toh hai. But location is prime, right on the Expressway. Long term mein toh definitely benefit hoga.
