Currently in a 2BHK in Sector 63 A, and thinking of upgrading to a 3BHK near the expressway. Saw Miglani Supercity, but honestly not sure if the PLC charges are worth it. Is paying extra for a 'premium' location near Jewar Airport justified? Or should I stick closer to Delhi? Already have a home loan, so EMI is a big factor. Should I look at resale options instead? What are your thoughts? Koi tips and tricks hai kya?

Be careful - some builders have multiple delayed projects. Check their history before investing. A quick Google search will reveal a lot.
So, OP, what are you leaning towards now? Still considering Miglani or something else?
Another factor: the new metro line extension. It might impact property prices in certain sectors. Keep an eye on that.
Ultimately, it depends on your risk appetite and investment horizon. Jewar is high risk, high reward. Established sectors are lower risk, lower reward.
Don't just look at the price per sqft. Factor in the carpet area vs super area. Builders are masters of deception!
With rising interest rates, EMI will be a burden. Resale is definitely worth considering. You might find a good deal if you're patient.
Check the amenities completion before booking. I made that mistake. Builder promised a swimming pool and a clubhouse, but they're still not ready after 3 years.
Jewar Airport is a long-term bet. If you're looking for quick gains, stick to the sectors closer to Delhi, like 74, 75, 76.
Look at the social infrastructure too. Schools, hospitals, malls... are they easily accessible from the location you're considering?
I booked a flat in a 'premium' project near the expressway 5 years ago. Builder ne phir se date extend kar diya lol. Abhi tak possession nahi mila. Location is good, but builder is a fraud.
That's the Noida story in a nutshell. Location achi, builder bekar.
Name and shame the builder! We need to warn others.
Consider the rental yield too! If you plan to rent it out later, which location will give you a better return?
PLC charges are negotiable, bhai! Don't accept the first offer. Haggle hard! I managed to get a 20% discount on PLC in my project.
Koi bhi builder ho, RERA check karna mat bhoolna. And get a lawyer to review the agreement. Mera dost phas gaya tha ek project mein, abhi tak possession nahi mila.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon but deliver nothing. RERA is your only hope.
RERA mein complaint file karne se bhi kitna fayda hota hai? Cases are pending for years.
At least RERA gives you some legal recourse. Without it, you're completely at the mercy of the builder.
Miglani Supercity... I've heard mixed reviews. Delayed possession ka issue hai. Check their track record carefully. I would personally avoid it.
Sector 150 is another option. Greenest sector hai Noida mein. But prices are high. Avg rate 7.5k/sqft hai abhi.
7.5k?! That's insane! It was 6k just a year ago. Market is crazy right now.
Sector 150 is overrated, in my opinion. Connectivity is not great. You need a car to get anywhere.
Jewar airport is the future bro! But it's a long term investment. Immediate returns nahi milenge. If you need quick appreciation, stick to established sectors near the expressway. I bought in Sector 137 three years ago, prices have almost doubled. But construction quality is average, tbh.
Sector 137 mein kaunsa project? I was looking there too. Quality issues are a big concern.

Bhai, 'doubled' is an exaggeration. Maybe 60-70% appreciation at best. But still good return. Sector 137 is decent because of the metro.
Metro is a big plus point for Sector 137. But traffic can be a nightmare during peak hours.
Don't fall for the 'premium location' hype. Builders are just trying to milk you. Focus on the actual amenities and construction quality. Visit the site multiple times, talk to current residents.
Bhai, location is king! Miglani Supercity... thoda risky hai. Jewar Airport is far, unless you work there. Stick closer to Delhi. Maybe Sector 75, 76? Resale is a good option, less headaches usually.
Totally agree with U1. Location matters a lot. Expressway is good connectivity but Jewar is too far for daily commute unless you work there. PLC charges are a scam in my opinion. Check the RERA registration number for Miglani before you commit.
EMI is a big factor, you're right. Resale mein negotiate kar sakte ho. But be careful, check for hidden charges and pending dues. Sector 63A se Sector 7x mein shift karna makes sense. What's your budget?
