Luxury segment in Noida is totally overpriced, change my mind

Okay I'll be honest — I'm selling my big house in Noida. Kids have moved out, don't need such a big place anymore. Looking for a compact 2BHK, maybe in Sector 107. Saw some flats by Spacebook Estates. The prices for 'luxury' finishing are crazy! Honestly not sure if it's worth the extra cost. Is the resale value even going to be there? Koi batao, am I missing something? Want something manageable, elevator must hai.
