₹1.8 crore for a 3BHK in Sector 67 from Lykehomes – that's what they quoted for a new flat. My kids have moved out, so we don't need such a big place anymore. We're downsizing, want something manageable near a good hospital. I'm worried about the true all-in cost though. Builders just give the base price, right? What about stamp duty, registration, and all those PLC charges? Log bolte hain possession pe bhi bahut extra nikalte hain. Is it really worth it in Gurgaon these days? What should I look out for?

My cousin booked a flat in Sector 62 and thought he had everything covered, but then came the PLC for park-facing, extra charges for car parking, club membership, development charges, and so many other things. His initial budget went up by almost 15%. Is anyone here aware of what kind of extras Lykehomes specifically adds? I'm also looking in that area and this is my biggest fear.
Yes, my friend bought near Airport Road, not Lykehomes, but even there, his final cost was almost 18% higher than the 'all-inclusive' price they showed initially. Builders are masters at this game. They

Jo aapne pucha Lykehomes ke specific numbers ke liye, exact toh nahi pata, but general rule of thumb hai ki 15-20% extra pakad ke chalo for new constructions. Stamp duty, registration, legal fees, then PLC (preferential location charges) for park facing, higher floor, corner plot - ye sab standard hain. Aur phir club membership, power backup installation, maintenance advance 1-2 saal ka. It all adds up very quickly and can easily push your budget over the edge.

Exactly! Mere ek relative ne bhi Lykehomes se liya tha Baliawas mein. Base price toh theek lag raha tha, but possession ke time itne charges laga diye ki budget hil gaya pura. Especially IFMS charges aur power backup ke liye, jo initially mention bhi nahi kiye the properly. Bohot dhyaan se deal karna padta hai inke saath.
Lykehomes ka track record waise bhi mixed reviews wala hai, especially possession delays ke liye sunna hai. Mere ek colleague ka project 2 saal late hua tha. So, be prepared for that possibility.
Totally agree, bhai! Builders ka toh yehi game hai, upar se sab gold dikhayenge aur andar se budget ki dhajjiyan uda denge. Hidden costs are the real nightmare.
