M2K Gurgaon Sec 51 Plaza - ROI potential?

Hey guys, I was checking out commercial spaces in Gurgaon and found this video of M2K shopping plaza in Sec 51. Looks decent, but not sure about the rental yields. Has anyone invested here or know someone who has? Kya rates chal rahe hain and is it worth it? Looking for feedback!

Yaar, commercial property mein ROI nikalna bahut mushkil hota hai, especially for first-time buyers like us. High entry cost aur phir rental income ka guarantee nahi. M3M ka track record bhi mixed reviews wala hai, thoda research kar lo pehle, sirf video dekh ke decision mat lena.

Totally agree with this! Commercial properties are a different ball game. Entry cost hi itna high hota hai ki initial investment mein hi budget hil jaata hai.
