I'm currently in a 2BHK and eyeing a 3BHK upgrade, already have a home loan. Priyadarshani Appartment looks okay, but M2K Victoria Gardens' price per sqft feels really high. Is the premium for M2K actually worth it for 5-year appreciation, or is Priyadarshani a more sensible long-term investment in Delhi? What's the real total cost of ownership difference between these two?

M2K ki build quality aur amenities khud dekho, aur Priyadarshani ke paas ki development, connectivity, aur builder ke past projects ka feedback lo. Fir registration charges (around 6-7% of property value in Delhi for men, 4-5% for women), stamp duty, advocate fees, society formation charges, electrical meter connection, water connection, and interior fit-outs. Priyadarshani mein 'null' status ki wajah se construction quality aur hidden defects ka risk bhi zyada ho sakta hai, jismein baad mein repair ka kharcha aa sakta hai. M2K mein quality better hogi, toh repairs ka kharcha kam expect kar sakte ho, but initial cost bahut zyada hoga.
