M2K Victoria Gardens has been on my radar for a while now. It's completed, which is a big plus, but I'm trying to gauge its investor potential. For those who own here, what's the real capital appreciation been like since launch? Is the resale market active enough, or does it feel a bit stagnant? I'm looking at a 3BHK, maybe higher floor. What kind of rental yield are you actually seeing? I'm hearing numbers, but want to know the ground reality. Is it easy to find tenants for these bigger units? Worried about it being too investor-heavy and then having trouble with liquidity down the line. Any insights on long-term appreciation prospects would be super helpful. Jabse completed hua hai (2015-03-01 possession date hai na?), tabse kitna growth hua hai actually? Aur rental yield ka kya scene hai? Koi bata sakta hai 3BHK pe kitna rent mil raha hai? Mujhe lagta hai high-end properties mein tenants dhundhna mushkil hota hai.
50-70k? Bhai, that's barely 2-3% rental yield on a property worth 2.5 Cr+! Ye toh investment ke liye bilkul viable nahi hai. Current market conditions in Delhi are already tough with high interest rates, so buyers are looking for better returns. Agar rental yield itna kam hai, toh capital appreciation bhi bahut outstanding honi chahiye to justify the price. But U1 is right, it feels stagnant. Mere ek friend ne Anand Niketan mein liya tha, usko better returns mil rahe hain.
