The way builders market amenities vs. what you actually get is a huge red flag for me. We're considering M3M Antalya Hills 3 for a 3BHK, for the kids. My wife's priority hai ki play area and clubhouse are actually good. But bhai, after possession, are those facilities truly usable? Or just for show? And construction quality? Cracks, seepage issues aate hain kya after a year? Maintenance charges then upar se, is it value for money? Has anyone faced this in their Gurgaon projects?

Guys, I did some digging. M3M Antalya Hills 3 ka RERA number hai GGM/844/576/2024/71 DATED 01.07.2024. But the possession date is 2028-10-01! That's almost 4.5 years away. M3M ka track record kaisa hai Gurgaon mein for previous projects, especially regarding delays and amenity delivery? Are these dates usually met, or should we prepare for further extensions? Itna late kyu?
Haan U3, M3M ne ek baar mera dost ka project Baharampur Naya mein 1.5 saal extend kar diya tha. Possession date toh sirf ek estimate hota hai aajkal. RERA se thodi transparency aayi hai but still, expect delays. Aur amenities ka toh poochho mat, swimming pool ko functional hone mein 2 saal lag gaye after possession. Make sure you check the terms
2028 is a long wait! Current market conditions mein itna time lagana risky lagta hai. Interest rates ka kya hoga tab tak?
U3, M3M ka track record mixed raha hai. Kuch projects time pe diye hain, but kuch mein delays bhi hue hain, especially during the pandemic. For the amenities, usually they deliver, but sometimes not to the exact scale or quality shown in the renders. You have to be careful.
Totally agree with you, U1! Builders promise the moon and stars, but the ground reality is often very different. My cousin bought in a project in Basai, and the 'state-of-the-art gym' they advertised is literally a tiny room with two broken treadmills. I'm also looking at M3M Antalya Hills 3, mainly for the family amenities, so this concern is very real for me.
Yaar, exactly my thoughts! M3M Antalya Hills 3 ke brochures mein toh sab kuch dream lagta hai – world-class clubhouse, massive play areas, Olympic-size pool. But my biggest fear is ki possession ke baad, woh sab sirf paper pe hi na reh jaye. Especially with kids, a proper, well-maintained play area is non-negotiable. Aur construction quality ka kya? I've heard horror stories of seepage and cracks within a year in some new projects near Airport Road. ₹1.5 Cr – ₹2.4 Cr is a huge investment, value for money toh honi chahiye, right?
