Okay, I'll say what no one says – M3M Antalya Hills 3 is getting way too much hype for an ongoing project. I work in real estate, but for my own investment, I'm finding the current pricing a bit stretched. What's the real capital appreciation potential for ₹1.5 Cr+? Everyone glorifies M3M but nobody talks about their actual delivery timelines. Is the rental yield even justifying this entry price, ya bas paper pe numbers acche lag rahe hain? Change my mind.

I almost booked in a similar M3M project near Badshahpur a few years back, but pulled out because the pricing felt too high for the stage of construction. Glad I did, kyuki uski appreciation utni nahi hui jitni hype thi. ₹1.5 Cr+ is a lot to block for 4-5 years without certainty, especially for a first-time buyer.
Delivery timelines ka toh asli issue hai M3M ke saath. Ye Antalya Hills 3 ka RERA date 01.07.2024 hai, that means project abhi bilkul shuruat mein hai. 2028 tak possession mil jayega kya pakka?
RERA date toh abhi ki hai, so they are compliant for now. But builder ki reputation bhi dekhni padti hai. 2028 October is still a long way, anything can happen. Check their past projects' actual vs promised delivery records.

Exactly! Mera ek friend M3M Golfestate mein fasa hua hai, 2 saal late ho gaya uska project. Penalty bhi bas naam ki dete hain. Antalya Hills 3 mein bhi same expect kar sakte ho, knowing their track record.
Bhai, M3M ne pichle kuch projects mein achhi appreciation di hai Gurugram mein. Look at projects near Airport Road, people who bought early made a killing. Long-term investment hai, short-term gain nahi. Patience chahiye for these kinds of projects.
Totally agree with the OP. M3M ka hype to hai, but ₹1.5 Cr for a project that delivers in 2028? Bahut stretch lag raha hai.
