posted on 2 AprM3M Cullinan ya Max Estate 128 - worth it?
This video on M3M Cullinan and Max Estate 128 on Noida Expressway dikha. Ultra-luxury apartments hain bol rahe hain. Location toh sahi hai, Sector 128. But honestly not sure about the price point. Video mein facilities bohot ache dikha rahe hain. Anyone actually visited these sites? Real experiences kaise hain? Is it worth investing in Noida mein right now? Thoda confused hoon, any advice?

Ultimately, it comes down to risk appetite. High risk, high reward. M3M might give better returns if they deliver on time. Max Estate is a safer, but potentially lower return, option.
Current market conditions are crazy. Interest rates are rising, so EMI will be high. Factor that in before making a decision.
Anyone considered Godrej Nurture in Sector 150? It's a different segment, but still worth considering. Good reputation and good location.
So, what did you decide, OP? M3M ya Max Estate? Or something else entirely?
Remember to negotiate hard! Builders always quote high initially. Don't be afraid to walk away if the price isn't right.
Bhaiyo, check the builder-buyer agreement very carefully. Sab kuch likha hona chahiye, especially the penalty clause for delayed possession.
Mera experience hai, Noida mein property lena is like a lottery. Mil gaya toh mil gaya, nahi toh builder gayab. Check RERA, check builder's previous projects, and pray!
I visited Max Estate 128. They're emphasizing on sustainability and green living. The apartments are spacious, but the price is definitely premium. Worth it? Depends on your priorities.
Possession status kya hai kisi ko pata hai? That's the most important thing. Builder promise toh bohot karte hain, but deliver kab karenge?
Check the RERA website for possession dates. They are usually mentioned there. But even those can be delayed, sadly.
I'm more inclined towards Max Estate because of the Max Group association. At least there's some credibility there. M3M... not so sure.
Anyone knows the current average price per sq ft in these projects? Trying to compare with other options in the vicinity.
I'm an NRI looking to invest. Noida seems promising, but the builder reputation is a major concern. Are there any reliable developers in the area?
Tata Value Homes is a safer bet. They have a few projects in Noida. But they're not ultra-luxury like these ones.
Ultra-luxury projects are all show and no substance sometimes. Maintenance charges will be insane. Think long term before investing. Koi batao maintenance kitna hai?
Exactly! Maintenance is a killer. Make sure you factor that into your budget.
Visited M3M Cullinan last month. The sample apartment was stunning, no doubt. But the finishing quality in their previous projects wasn't consistent. Do your due diligence.
Max Estate 128 is a joint venture with Max Group, right? That gives some confidence. But still, check the RERA details before investing any money. RERA ID verify karo bhaiyo!
Noida mein investing right now is a gamble. Rates are already so high. I bought a 3BHK in Sector 75 5 years ago for half the price. Abhi soch bhi nahi sakta. What's the carpet area they're offering?
Carpet area puchna important hai. They always inflate the super area. Check the fine print.
Bhai, M3M ka naam suna hai toh thoda darr lagta hai. Heard too many horror stories about delayed possessions. Check their track record thoroughly. Mere ek dost ka paisa phasa hua hai unke Gurgaon wale project mein.
Haan yaar, M3M ka reputation is not the best. Be careful!
Which Gurgaon project? Name batao, I might know someone who invested there too.
Location toh mast hai bhai, but M3M... thoda risky lagta hai. Heard mixed reviews about their other projects. Max Estate is relatively new, so hard to say. Sector 128 is prime though. Dekh ke karo.
Exactly my thoughts! Sector 128 is gold, but those ultra-luxury projects are priced sky-high. Is the ROI even worth it compared to investing in a smaller apartment or even land in a developing sector like 150?
150 is good, but connectivity abhi bhi issue hai. Metro pahuchne mein time lagega. 128 is already well-connected.
ROI depend karta hai tumhara investment horizon kya hai. Long term ke liye 150 might give better returns. Short term mein, 128 will likely appreciate faster.
Agree with U5. 150 is still developing, but the potential is huge. 128 is already saturated, so limited growth comparatively.
